Central Kentucky sits squarely in what agronomists call the "Transition Zone." This means our summers are hot and humid enough to stress cool-season grasses, but our winters are cold enough to kill warm-season grasses. The Big Three for Central Kentucky

1. Tall Fescue (The Champion)

Turf-Type Tall Fescue is generally the absolute best grass seed for residential lawns in Fayette County.

  • Drought Tolerance: Excellent. It develops a deep root system that survives our dry Augusts without needing a heavy irrigation system.
  • Traffic Tolerance: Very high. It holds up well to kids and dogs playing in the yard.
  • Shade Tolerance: Good. It can survive under moderate tree cover.

2. Kentucky Bluegrass (The Beauty Queen)

While beautiful, Kentucky Bluegrass (KBG) requires significant maintenance to thrive in residential settings.

  • Drought Tolerance: Poor. KBG goes dormant quickly during hot, dry spells without consistent watering.
  • Self-Repair: Excellent. Unlike Fescue, KBG spreads via rhizomes, meaning it can fill in bare patches on its own over time.
  • Ideal Use: We often recommend blending 10-15% KBG with a Tall Fescue mix. The Fescue provides the drought-tolerant backbone, while the KBG fills in the gaps.

3. Perennial Ryegrass (The Quick Fix)

Ryegrass germinates incredibly fast—often within 5 to 7 days.

  • Ideal Use: It is best used for quickly patching bare spots or overseeding in the fall. However, it shouldn't make up the majority of your lawn as it can struggle in extreme heat.

Soil Prep Before You Seed

No matter what seed you choose, it won't thrive if it's thrown onto compacted Lexington clay.
